Dirty shower doors can ruin an otherwise sparkling-clean bathroom. If you have your home on the market, dirty shower doors can be distracting to prospective buyers. The soap scum that accumulates isn’t just unsightly, it contains body oils and skin particles that provide for a perfect bacteria breeding ground.
Supermarket shelves in Colorado are filled with bathroom cleaners that promise to cut through soap scum, but the cleansers don’t always work and those that do often contain harsh chemicals that can irritate your skin.
Cleaning shower doors can be more safe and more pleasant when you use chemical-free household products, many of which you likely have in your kitchen already. White vinegar makes an excellent soap scum remover, for example.
To remove soap scum from your shower doors using white vinegar, pour non-diluted white vinegar into a spray bottle, and then spray your shower doors until the soap-scummy sections are completely saturated. Let the vinegar sit for several minutes. This allows the white vinegar time begin breaking down the soap scum. Spritz the surface again, if necessary, to keep the surface wet.

As the weather turns warmer and the days grow longer, it’s time to pack away your winter clothes to make room for spring and summer things — just make sure to store your cold-weather clothes properly. They’ll look better, wear longer, and will be ready to go when winter rolls around again next year.
Here’s what to do.
First, you’ll want to launder your winter clothes before you pack them up — even if they were never worn and/or don’t appear to be soiled. Clothes can sometimes have spots or stains that aren’t readily visible. Use unscented detergents, and skip fabric softeners and other additives that could attract insects.
Take items that can’t be washed to the dry cleaner. Next, you’ll put your clothes into storage containers. Ideally, use bags or boxes that won’t degrade and will seal out dirt, dust, insects and moisture. Fold clothing neatly before adding it to the container and pack “loosely”, allowing air to circulate. Tuck a lavender or cedar sachet into each container to help repel bugs. Both lavender and cedar are safer for use than mothballs and they smell much better.

 Alaris Properties 2012 Vision Board
Recently, the team at Alaris Properties created a new vision board. We would like to share with you some of the things we have on the vision board so you can get to know us better and understand what we are creating. However, before I tell you about any item on the vision board, I would like to share our “Passion Statement.” It seems everyone has a vision statement and a mission statement. We do, and we love to communicate those. However, our Passion Statement helps us to stay focused on what is most important to us, as a company, as a team, and as individuals. Our Passion Statement is: “Fueled by Gratitude.” What that means for us is that we receive our motivation and have the most impact when we are in a place of gratitude: grateful for the incredible individuals we are privileged to assist, grateful for one another, even grateful for all the wonderful lesson we learn. We each believe that nothing occurs by accident. I have personally learned that focusing on gratitude helps me to stay positive in the face of great challenges. In fact, being in a place of gratitude helps me find solutions to the biggest challenges.

As part of our series on Short Sales, we posed some questions to the Linked In community and I thought the questions and answers were worth sharing.
As we have discussed, short sales can be a positive solution by helping one avoid foreclosure. Owners facing foreclosure have some hope and a way to relieve some of the stress. Many of our clients tell us they will be able to sleep better knowing that this situation is being handled. Moreover, buyers can oftentimes get a good deal when they buy short sales. Lastly, lenders can minimize their losses when they approve legitimate short sales. I call this the “win/win/win” formula.
On the other hand, especially when folks are operating on partial information or, even worse, wrong information, then short sales can be extremely frustrating. In addition, some lenders have poor policies, inadequately resourced departments, and/or other priorities (like keeping the doors open and the FDIC at bay) that can cause long processing times. Let’s illuminate the truth about short sales from the many interested parties commenting from Linked In: seller, buyer, lender, mortgage insurance carrier, investor, attorney, and broker.

Your credit report shows information about how you have used credit, such as how much credit you have, how much of your available credit you are using, whether you have made your payments on time, and whether anyone has sent a loan you owe to a debt collector.A credit score is a number that is used to predict how likely you are to pay back a loan. Your credit score starts with information about you from your credit report. A mathematical prediction formula is applied to this information about you from your credit report. That prediction formula, which is called a scoring model, creates a number which is your credit score. You have numerous credit scores.
Credit scores are used by companies to make decisions such as whether to approve a mortgage at a certain rate or issue a credit card. Different lenders use different scoring formulas so your score can vary from lender to lender. A higher credit score makes it easier to qualify for a loan and means a better interest rate. Most scores range from 300-850. Anything over 720 is considered A+ credit. Do you know your score?

Value is determined when buyers weigh the work and cost they’ll have to invest after purchase against the ready-made improvements they’ll enjoy upon taking possession. Value is also found in the buyer’s ability to see themselves in your home. The following value-added pointers can be your guideline.
Downsize Personal Clutter Buyers will have a hard time picturing themselves in the house, if they only see remnants of you in your home. Take down photographs, kid’s drawings, personal taste décor, and sentimental knick knacks. This will allow the buyer to visualize a new reality, one where he pays you to take over your home. Additionally, removing your personal affects gives you time to detach and let go of your space. Make it easier to say good-bye as you hand over the keys.

For years, you could dispute anything on your credit report that you believed to be inaccurate and the act of doing so would not be counted against you. While you still can dispute anything on your credit report according to the Federal Credit Reporting Act, you might want to think twice before doing so. Both Fannie and Freddie, two of largest Government Sponsored Enterprises (GSEs) backing mortgage loans, felt too many consumers were trying to repair their credit improperly, thus making these folks poor risks for lending purposes. As a result of this judgment, they implemented a new criteria for the lenders.

Today’s garage has evolved almost as much as homes themselves. Four decades ago, garages were small enough to fit merely the family car. Now we expect our garage to house not only our SUVs, but also our gardening centers, tools, festive holiday garb, and sports equipment. Creative storage solutions are needed. Consider the following options:

For simplicity’s sake, I like to split listed properties into two categories: inhabited and uninhabited. Both need some degree of staging to enhance their potential. For inhabited properties, staging usually means sending items to storage, touchups, and a constant state of cleaning up. Uninhabited properties call for staging that shows vitality and possibility by way of adding furnishings, window dressings, and updating paint. Whichever category a property falls into, staging takes time, energy, and money. There is another option available today — virtual staging.
With 90% of homebuyers using the Internet to search for homes, according the National Association of Realtors®, it makes sense to put as many photos as possible online. Many buyers want to see photos on the website before they commit to a showing. For sellers, this is the perfect opportunity to let the home’s décor possibilities shine without much effort. Virtual staging uses computer technology to boost a home’s appeal. Simply send in a digital photo and a day or two later, you will have your own virtual open house. It’s cheaper than renting furnishings and accessories for empty houses and allows buyers to gauge the size of a room online. Additionally, potential buyers can play with color and texture interactively changing the rooms as they like.
